An industry leader! Above the frost line with a great production history. Partially water independent with its own water district. Water is obtained three ways: (1) Wells of its own on the district land, (2) Wells under contract with Rancho Corrido and the Sanchez family (adjoining property owners), and (3) Yuima Water District public meters to satisfy the needs when wells are taxed during times of high demand. The private Pauma Ridge water district has its own lift stations and divides its members into two areas, the upper and the lower with two very large storage tanks. The present owner is a 4th generation avocado and citrus grower, dating back to 1893. Since the time the grove was purchased the seller has upgraded the infrastructure and topped trees by sections dating 5, 4, 3 and 1 year ago. All of the topped sections are about ready to re-establish themselves and once again contribute to this historically heavy producing grove. These trees are in excellent condition and should be ready to set an amazing crop for 2017-2018. Most of the rehabbing has been done to this grove to the next level, offering an opportunity for someone to step in at a fraction of the market. See Supplement
