The 78 acre Pauma Ridge grove's water source is partially water independent with its own WELLS & STORAGE SYSTEMS drawing from the San Luis Rey/Palomar water sheds. Water is obtained three ways: (1) Wells of its own on the private district land, (2) Wells under contract with Rancho Corrido & the Sanchez family (adjoining property owners), and (3) Yuima Water District public meters to satisfy the needs when wells are taxed during times of high demand. This grove is accessed via Hwy 76 with a gated entrance to the paved main road. The area has 3 phase power for all of the wells & lift pumps, including phone service. 4 – APNs: 130-010-46, 47, 48 & 49. This 78 acre grove property is made up of approximately 45 acres of high producing Hass trees (original 3rd generation Hass trees from the Frey Nursery in Escondido). There’s an additional 15 +/- acres of Texas Stars & late season Navels that have been abandoned. The original developers did not plant swales or river bottoms & only populated the very best portions of the 78 acres to avocado trees; with lots of service roads throughout. The grove has been partially topped, pruned, and/or thinned, depending on the situation of each tree, in order to create maximum production. See Supplement
